RESOLUTION NO. 21

A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE NO. V-5-65
FOR APPROVAL TO CONSTRUCT TWO APARTMENT UNITS AT
120 1st STREET WITH SUBSTANDARD WIDTH OF GARAGE.
WHEREAS, in the matter of the Variance Application No. V-5-65, the Planning
Commission of the City of Seal Beach does report as follows:
1. Subject case was initiated by Mr. R. Thurman as agent for Mrs. L. Hubbard, owner.
Mr. Thurman's address is 2752 Bostonian Drive, Los Alamitos, Telephone
No. GE 1-5175. Mrs. Hubbard's address is 129 2nd St., Seal Beach, Telephone
No. 430-2564.
2. Subject proposal is for construction of two apartment units on Lot 20, Block
1, Bay City Tract, which is 120 1st Street. A substandard of width of garage
is requested.
WHEREAS, the. Planning Commission findings are as follows:
1. Exceptional or extraordinary circumstances or conditions applying to the
property in question which do not apply generally to other property in the
same vicinity and zone is the width of lot, which is 24'. Because of this
width restriction, it is impossible for the standard width for a double
garage to be built on this lot and also observe the required 3 foot side
yard setback on each side.

2. The granting of this variance will not be materially detrimental to the
public welfare or injurious to property in the same vicinity and zone because
the only effect is to allow a substandard garage width and no side yards or
other yards will be reduced nor will other provisions of the zoning ordinance
be reduced.
3. The reasonable development of this property into apartment use which is
allowable in this zone would be impossible without granting this variance.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance No. V-5-65 to allow establishment of two
apartment units on Lot 20, Block 1, Bay City Tract, 120 1st St., with a double
garage width of eighteen (18) feet from outside of building line to outside of
building line.
ADOP.TED AND APPROVED this 21st day of April, 1965.
