RESOLUTION NO. 40
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH RECOMMENDING ADOPTION OF THE
PRE-ZONING MAP OF THAT AREA KNOWN AS SEAL BEACH
ANNEXATION NO. 65-1.
WHEREAS, in the matter of the requested Pre-Zoning of that area known as Seal
Beach Annexation No. 65-1, the Planning Commission of the City of Seal Beach does
report as follows:
1. Subject case was !nitiated by the City Council as applicant.
2. The applicant requests pre-zoning of that area which is shown on the pre-zoning
map and which is described as follows:
A portion of the North Half of Section 12, Township 5 South, Range 12 West, in
Lot el of the Rancho Los Alamitos, County of ,Orange, State of California, as
per Maps 1 and 2 filed in Decree of Partition in the Superior Court of Los
Angeles County, California, Case No. 13527, a certified copy of the Final Decree
of said case having been recorded February 2, 1891, in book 14, page 31 of
Deeds of said Orange County, more particularly described as follows:
Beginning at the West Quarter corner, Section 12, Township 5 South, Range 12
West, said Weat Quarter corner being an an,~e point in the existing city
boundary of the City of Seal Beach as esta~~ished by Ordinance No. 604; thence
continuing N 00 15' 40" W along said existing boundary 510.00 feet to the
southeasterly line of Bay Boulevard as described in deed recorded June 9, 1927,
in book 61, page 18, Official Records of Orange County; thence continuin~ along
said existing boundary and southeasterly line of said Bay Boulevard N 30 38'
15" E 539.63 feet to the beginning of a tangent curve concave southeasterly,
having a radius of 2700 feet; thence northeasterly along said curve through a
central. angel of 290 31' 30" an arc length of 1375.87 feet; thence' N 600 09'
45" E tangent to the 'hereinbefore mentioned curve 780.00 feet more or less to
a point on the southeasterly line of said Bay Boulevard, said point being
347.00 feet southerly of, measured at right angles to, the northerly line of
said Section 12; thence S 890 43' 20" E, parallel with the northerly line of
said Section 12, 750.00 feet to a point on the easterly line of said Section
12, said point being also on the existing boundary of the City of Seal Beach

as described in Ordinance No. 579; thence.N 0 16' 40" W along said existing
boundary 347.00 feet to an angle point in said existing boundary, said point
also being the intersection with the north and east line of said Section 12;
thence N 890 43' 20" W along northerly line of said Section 12 and said
existing city boundary 1236.39 feet to a point on a curve concave southwesterly
and having a radius of 340.00 feet; thence westerly and northwesterly along
said curve and said existing city boundary through a central angel of 420 40'
11" an arc distance of 253.20 feet; thence N 890 43' 20" W along said existing
city boundary 2902.82 feet to the common boundary line of the Counties of Los
Angeles and Orange; thence leaving said existing city boundary S 20 48' 35" E
alon~ said common boundary 140.19 feet; thence leaving said common boundary
S 89 43' 20" E 110.16 feet; thence S 270 35' 51" E 46.72 feet; thence S 470
48' 45" E 75.00 feet; thence S 420 11' 15" W 102.70 feet; Shence S 20 48' 35" E
311.27 feet; thence S 10 49' 36" E 262.77 feet; thence S 0 16' 50" W 1280.00
feet to the southeast corner of parcel Cl-l04 as described in deed recorded

in book 4006, page 581, Records of Orange County; thence S 630 40' 16" E
1391.23 feet to the intersection of the southerly line of the Northwest
Quarter of said Section 12 with the southeasterly line of said Bay Boulevard;
thence S 890 43' 20" E along the southerly line of said Northwest Quarter
291.06 feet to the point of beginning.

The applicant has requested annexation of this area to the City of Seal Beach
and annexation legal procedures have been initiated.
4.
The applicant has submitted a map of the subject area indicating the land uses
proposed and the ~oning classifications requested.
WHEREAS, th~ Planning Commission findings are as follows:
1. Subject' area is an excellent site for development and would be a valuable
addition to the City of Seal Beach.
2. The planning of proposed uses is excellent as indicated on said Pre-Zoning
Map and is compatible with existing neighboring land uses within the City
of Seat Beach.
3. The Zoning Ordinance of the City of Seal Beach provides for Pre-Zoning of
properties outside the city limits in order to expedite the judicious planning
and improvement of such areas. .
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission ~oes hereby approve
Pre-Zoning of the area known as Seal Beach Annexation No. 65-1 and recommends to
the City Council the adoption of the map "Pre-Zoning of Seal Beach Annexation No.1
65-1" as the pre-zoning classification of said area.
ADOPTED AND APPROVED this 1st day of September, 1965.
