UV-1-65 WHEREASp in the matte~ of Use Variance Application No. UV~1~6S the Planning Commission'of ~he City of Seal Beach does repo~t as follows: 1. Subject case ~as initiated by Mrs. Lau~ette Atkinsonp 219 Bay Blvd., Apt. 1, Seal Beachp Calif. 2. P~esent zoning of the area is C-2p Two Family Residential Zone. J. Subject proposal is for establishment of a third apartment unit by making a second sto~y addition on an existing 'storage unit on property located at 228, 230 17th Street. The apartment ~ould consist of rooms located on both floors of the proposed building. The legal description of said property ia as foll~s: Portions of Lots 28, 30p 32p 34 and 36p Block 2180 T~act No. 10. 4. The property is triangular in shapep with approximately 6,280 square feet of area and bounded along the full length of its northerly side by the right~of~~ay of the Pacific Electric Railroad. WHEREAS, the Planning Commission findings are as follows: 1. The typical use of property in this neighborhood is t~o residential units on one lot of 2p500 aquare feet or 3p750 square feet in area. The aubject prope~ty has two existing residential units on 6p280 square feet of area. In the neighborhoodp this amount of a~ea ~ould usually consist of 2 separate lots with a total of 4 living units. 2. Nomal lots in the neighbo~hood a~e rectangUJlla~ im shape. This prope~ty", .. is triangula~ in shapep making it difficult to dev~lop to the same degre~ as normal lots. 3. · Pa~king requi~ement for this 20ne is one garage space for each unit. The Gubject property already contains 4 garage parking spaces, with spac~ on the lot sufficient to park 3 additional autos. 4. The p~oposed additional apartment is located immediately adjacent to th~ railroad right~of~~ay and is separated by considerabl~ distance from any lrleighbo~s. 5. No ve~bal p~otests have been received. One ~ritten protest has been received from a resid~nt of 16th Street. NOW, THEREFORE, BE IT RESOLVED that the Planning COll'iil'lission of the City of Seal Beach does hereby approve Use Variance Noo UV~1~65,.subject to the follo~in3 eonditiong .. 1~ accordance ~ith Planning COMmis~iofi policy adopted January 13, 1964, " e e - Resolution No. 48 ~ lag~ 2 this Use Varianc~ shall not b~come ~ffective until approved by the City Council of the City of Seal Beach.
