79
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SEAL BEACH DENYING VARIANCE
APPLICATION NO. V-8-66.
WHEREAS, in the matter of Variance Application No. V-8-66, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Norman E. Dalbey, 255 17th St., Seal Beach.
2. Legal description of property is Lot 55, Block 219, Tract No. 10.
3. Subject proposal is to convert a portion of existing two car garage to living
quarters and use uncovered concrete slab for second off-street parking space.
WHEREAS, the Planning Commission findings are as follows:
1. Conversion of garage has been completed without applying for a building
permit and does not comply with Zoning Ordinance.
2. The proposed parking on the exterior slab would interfere with the remaining
garage parking space because the exterior parking would be across the garage
opening at ninety degrees.
3. The req~est does not meet any of the criteria for a variance under the State
Planning Act.
4. The Planning Commission has previously initiated a survey of illegal conversions
of garage spaces in the City. The Building Department is presently conducting
this survey. Thus to grant this variance would set a bad precedent at the
very time the Commission is attempting to correct this trend.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby deny Variance No. V-8-66.
