RESOLUTION NO. 81
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SEAL BEACH APPROVING
VARIANCE APPLICATION V-lO-66 (FAIR)
WHEREAS, in the matter of Variance Application No. V-lO-66, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by George Fair, 1235 Appleton, Long Beach, Calif.
2. Legal description of the property is Lot 18, Block 109, Bay City Tract. The
street address is 218 Main St., Seal Beach.
3. Subject proposal is to replace an existing building with no off-street parking
spaces provided. Commercial loading zone will be provided.
WHEREAS, the Planning Commission findings are as follows:
1. Substantial property rights possessed by the property owners in the same
vicinity and zone are denied to the subject property. Except for the 1.: Bank
of America, no other uses on the 200 block of Main Street provide for the
number of parking spaces required by city Code.
2. The granting of this variance will not be materially detrimental to the
public welfare or injurious to property in the same vicinity and zone because:
(a) Present on-street parking use in the immediate vicinity is not saturated.
The occupancy rate is moderate.
(b) The proposed use is located within 300 feet of the public parking lots.
3. The replacement of this commercial building will be a desirable improvement
for the area.
4. This building will be located on a 25 foot w~de lot. It is physically impossible
to provide both the required loading zone and any off-street parking spaces.
5. No protests were received, written or oral.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance V-10-66, to allow a new commercial building
with loading zone and without off-street parking provisions.
