V-11-66, ENLARGEMENT OF AN EXISTING BUILDING IN THE C-l ZONE WITHOUT PROVISION OF ADDITIONAL OFF STREET PARKING (HOXENG) WHEREAS, in the matter of Variance No. V-11-66, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Margaret A. Hoxeng, 223 Bay Boulevard, Seal Beach. 2. Legal description of the property is Lot 23, Block 218, Tract No. 10. 3. Request is for enlargement of an existing building at the above address, including enlargement of the commercial use on the ground floor (Seal Beach Glass Co.) and enlargement of the existing owner's apartment on the second floor. 4. Area is Zoned C-l. 5. Parking on the site consists of a 2-car garage. No additional parking is proposed. WHEREAS, the Planning Commission findings are as follows: 1. This is an enlargement of existing uses which have not appeared to cause any parking problems in the neighborhood. 2. The commercial operation is not of the type which generates a significant stop-in: business. 3. The plan attached indicates the conversion of a portion of the two car garage, with the loss of one parking space. This is not acceptable. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance No. V-11-66, to allow enlargement of the existing commercial and apartment use at 223 Bay Boulevard with the condition tllat the existing provision for two on-site parking spaces shall not be reduced. ADOPTED AND APPROVED this 5th day of Octobe , 1 hereby certify that the foregoing resolution was duly adopted at a regular meeting of the Planning Commission of the City of Seal Beach which was held on October 5, 1966, and carried by the following vote: AYES: NOES: ABSENT: Boeger.
