HomeMy WebLinkAboutPC Res 88 - 1966-10-19 . . . . . .,. ,- . RESOLUTION NO. 88 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY"OF SEAL BEACH APPROVING VARIANCE APPLICATION NO. V-12-66, CONSTRUCTION OF A FIVE UNIT APARTMENT BUILDING WITH LESS THAN THE REQUIRED AMOUNT OF LAND FOR FIVE UNITS. (NESCHER) WHEREAS, in the matter of Variance No. V-12-66, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by John and Dorothy Nescher, 225 6th St., Seal Beach. 2. Subject parcel is located at 215 6th St. Legal description is Lot 15 and Nly 1/2 of Lot 13, Block 105, Bay City Tract. 3. Request is for permission to construct a five unit apartment building with the following points of variance: a. Total land area provided is 4406.25 sq. ft. Minimum land area requirement for 5 units is 4500 sq. ft. The deficiency is 93.75 sq. ft. b. Proposal is for a side yard of 4 ft. on one side and 3'6" on the.'other side. Required minimum side yard for this lot width is 3'9". c. Proposal is for a minimum side yard of 4 ft. along a portion of the entry side. Code requirement is a minimum 5 ft. side yard where access to a side entry is from a walkway to the front. WHEREAS, the Planning Commission findings are as follows: 1. The deficiency in required land area is slight and should not be detrimental to this development or the neighborhood. 2. The variance for one of the side yards is small (3") and is balanced by an equal amount added to the other side. 3. The actual depth of side yard at the side door entry area is 10'6" which is more than ample for access for furniture-moving, etc. The most restrictive width is 4 ft. next to a front stairway. This should be sufficient for furniture moving since no turning would be required in this area. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance No. V-12-66 for construction of a five unit apartment building at 215 6th St., Seal Beach, as shown on the plans submitted.
