RESOLUTION NO.
96
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH DENYING CONDITIONAL
USE PERMIT APPLICATION NO. CP-4-66 FOR A
FRATERNITY HOUSE IN THE R-3 ZONE.
WHEREAS, in the matter of Conditional Use Permit application No. . CP-4-66 , the
Planning Commission does report as follows:
1. Subject case was initiated by W. F. Denos, 369 Wisconsin, Long Beach.
2. Subject proposal was a request for permission to establish a frat~rnity
house in R-3 Zone. by Theta Chi Fraternity.
3. Subject location is Lot 23, Block E, Tract No.1. Street address is
1515 Seal Way.
4. Proposed use is allowable in R-3 Zone with a Conditional Use Permit.
WHEREAS, the Planning Commission findings are as follows:
1. No provisions for off-street parking were included with ~he application.
Inadequate parking on the property for this use. On-street parking would
create congestion in the area.

2. Extremely narrow alley (12 foot) insufficient for increased traffic that
would be created by this use.
3. A petition of protest bearing 39 signatures or neighboring property owners
and residents was received citing parking problems, traffic and excessive
noise as their basis of protest.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby deny Conditional Use Permit No. CP-4-66.

November, 1966.
