A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING VARIANCE
APPLICATION NO. V-lS-66 FOR REDUCTION OF
REAR YARD SETBACK (GEMMILL)
WHEREAS, in the matter of Variance Application No. V-lS-66, The Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Dean H. Gemmill, 628 Beachcomber Dr~, Seal Beach.
2. Subject property is described as Lot 148, Tract 2S90~
.
3. Subject request is for a reduction of the rear yard setback to six feet to
permit construction of an addition to an existing building.
WHEREAS, the Planning Commission findings are as follows:
1. The rear yard setback required is 10 feet.
2. Th~ design of the present building includes an atrium.
3. Proposed construction would not be detrimental to adjoining property to
the rear because of its higher el~vation.
4. A variance has been granted previously to property owners with a similar
house plan. See Planning Commission Resolution No. 38.
NOW, THEREFORE, BE IT RESOLVED that the Plannins Commission of the City of Seal
Beach does hereby approve Variance No. V-lS-66 to allow construction of an
addition to the rear of the residence at" 628 Beachcomber Drive with a six foot
rear yard as presented.

November, 1966.
