RESOLUTION NO. 100
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH REQUESTING THAT THE
CITY COUNCIL CONCUR IN DIRECTING THE BUILDING
DEPARTMENT TO ABATE GARAGES WUICH HAVE
ILLEGALLY BEEN CONVERTED TO RESIDENTIAL USES.
WHEREAS. in the matter of illegally converted garages. the Planning Commission
of the City of Seal Beach does report as follows:
1. It has come to the attention of-the Planning Commission that a number of
garages serving residentially zoned and used lots have been illegally
converted to uses such as recreation rooms. bedrooms. etc.. with the loss
of the garage spaces which are required by law. -
WHEREAS. the Planning Commission findings are as follows:
1. Conversion of required garage spaces to uses other than parking of autos
is contrary to city law.
2. The effect is to render ineffective the intent of the law. which is to
provide adequate off-street parking, thus preventing congestion.

3. Numbers of cases have been brought to the Planning Commission requesting
variances for conversion of garages. Often the applicant calls attention
to existing situations of illegal garage conversion as precedent for
justifying the request. However. the Planning Commission has always
refused these requests if the garage space cannot be replaced by other
covered parking space on the same lot.
NOW. THEREFORE. BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby request that the City Council concur in directing the
Building Department of the City of Seal Beach to abate.such illegal garage
conversions.
