RESOLUTION NO. 106
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING VARIANCE
NO. V-17-66 FOR CONSTRUCTION OF A BUILDING
WITH SEVEN APARTMENT UNITS ON A PARCEL CONTAINING
>>500 SQUARE FEET OF AREA. (MUSSO)
WHEREAS, in the matter of Variance No. V-17-66, the Planning Commission of the
City of Seal Beach does report as follows:
1. Subject case was initiated by Mr. & Mrs. Frank J. Musso, 10003 Tristan Drive,
Downey, California.
2. Subject property is described as Lots 1 and 2, Block 3, Bay City Tract.
Street address is 301 Ocean Avenue.
3. Subject proposal is for construction of a seven unit apartment building on a
5500 square foot parcel. At code requirement of 900 square feet of land
per unit only six apartments would be allowed.
WHEREAS, the Planning Commission findings are as follows:
1. Verbal protests were made by Lawrence Peters, 211 Ocean Ave. and by Mrs.
Ledbetter, 112 3rd St.
2. This proposal is in accord with the general direction of the thinking of the
Planning Commission regarding densities for apartment areas. The proposed
new zoning ordinance, which is under study, would allow increasing density
of development as larger parcels are assembled, (greater than the existing
25 foot lot pattern).
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance No. V-17-66 for construction of a seven unit
apartment building at 301 Ocean Avenue, subject to all zoning and building
department requirements and subject to review and approval of final construction
plans by the Planning Commission prior to issuance of a Construction Permit.

I hereby certify that the foregoing resolution was duly adopted at a regular
meeting of the Planning Commission of the City of Seal Beach which was held on
Wednesday, December 7, 1966, and carried by the following vote:
