A RESOLUTION OF THE PLANNING CO~~lISSION OF
. 'THE CITY OF SEAL BEACH RECONMENDING APPROVAL
OF REVISION OF A PORTION OF TENTATIVE ~LAP
FOR TRACT NO. 5699.
WHEREAS, in the matter of request for approval of revision of a portion of Tentative
Map for Tract No. 5699, the Planning Commission of the City of Seal Beach does
report as follows:
1. Subject case was initiated by S & S Construction Co.
2. A staff report dated May 10, 1961 containing a number of recommended conditions
has been submitted by the Director of Public Works and City Engineer.
WHEREAS, the Planning Commission findings are as follows:
1. All conditions indicated on Revised Tentative Mpp of a portion of Tract No.
5699 dated May 2, 1961 and in the aforementioned Staff Report are found to
be acceptable and correct.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby recommend to the City Council of the City of Seal Beach the
approval of the Revised Tentative Map of a portion of Tract No. 5699 dated May 2,
1961, subject to the following conditions:
1. All:conditions shown on the Revised Tentative ~lap for a portion of Tract No.
5699 dated May 2, 1961 as modified by this resolution.
2. All conditions of afore~entioned Staff Report.

REPORT TO THE PLANNING COM}fISSION OF THE CITY OF SEAL BEACH
May 10. 1967
SUBJECT: Revision of Tentative Tract No. 5699
DATE OF REVISED TENTATIVE MAP: May 2. 1967
DEVELOPER: S & S Construction Co.
ENGINEERS: Voorheis-Trindle-Nelson. Inc.
The revision requested is a complete change in the layout of the southerly half
of the tract. Changes would include new lot layouts. changes in street alignment
and changes in street right-of-way widths.
The reasons for the requested changes is to eliminate the present tier of lots
which is exposed to the freeway. and to develop an arrangement which would allow
the developer to donate to the city a parcel of land for public park and civic
uses.
In conjuncti~n with tllis change a ten foot wide utility easement (telephone and
electric) located along the freeway is being acquired by the city and will be
included as part of the proposed new frontage road adjacent to the freeway.
Proposed reductions in street right-of-way widths are based upon installation of
contiguous curbs. gutters and sidewalks. with an easement for public utilities.
street trees, street lights. etc. to be dedicated behind the sidewalk. These
easements would be considered as part of each private lot and would be counted
as a portion of the required front yard (and side yard of a corner l~t). Curb-
to-curb widths will not be reduced. remaining at 36 feet for local streets and
40 feet for collector streets.
It is recommended that Planning Commission approval of this revised Tentative
Tract map of a portion of Tentative Tract No. 5699 be subject to the following
conditions:
1. The portions of the original Tentative Tract No. 5699 not shown on this map
dated May 2. 1967. shall continue to conform to all conditions and regulations
previously adopted for the total tract.
2. The revised portion of Tentative Tract No. 5699 shown on the map dated May 2,
1967, shall conform to all conditions and regulations previously adopted for
the total tract except where those previous conditions may conflict with any
new conditions adopted with said revised portion of Tentative Tract No. 5699
shown on said map dated May 2. 1967.
3. Typical sections on the revised Tentative Map dated May 2, 1967, indicate 3~
foot wode easements for public utility and landscape purposes located be~ind
the sidewalk. This easement should be four (4) feet wide.

4. Typical section for the service road (Almond Ave.) along the freeway indicates
a 3~ foot spacing from the freeway property line to the face of curb. To
provide for clearance for existing electric poles and underground telephone
structures located in this easement the dimension from freeway property line
to curb face should be flexible to be governed by existing utility requirements
with a minimum width to curb face of 3~ feet. Almond Ave. right-of-way width
must also conform to these requirements. To allow for this variable dimension
in the north-south direction the right-of-way width for Elder Avenue can be
reduced to 49 feet while still maintaining a 40 foot curb-to-curb width.
s. A six foot high concrete block wall shall be installed by the developer along
the property line between the freeway and Almons Avenue.
6. The developer shall install approved street trees and ground cover planting
in the utility easement area between the back of curb and the block wall
along the freeway property line. An approved sprinkler irrigation system
shall be installed for this area by the developer.
7. Note 4C on the tentative map shall be corrected to show Minimum Corner Lot
Width 60 feet at midpoint.

8. Note 4E on the tentative map shall be corrected to show Minimum Front Yard
Setback = l8~ feet except side entry garage 10 feet.

9. Candleberry Avenue. from Lampson Avenue to Marigold Street. is a collector
street and shall have a curb-to-curb width of 40 feet. Minimum right-of-way
width shall be 49 feet.
10. In long cul-de-sacs (over 300 feet long) the water main shall be continued
through along lot line easements to connect to the water main in the next
cross street. forming a loop system.
11. Final "street name selections shall be subject to approval of the Planning
Commission. Street names shall not be selected until the approved revised
portion of the tentative tract has been provided by the developer on a complete
map which includes the remainder of the tract. .
SPECIAL NOTE: At the location of the proposed parksite 3 tract lots are shown
facing on Almond Avenue and rearing on the park. These lots will be very poor for
residential use. being immediately adjacent to the freeway and the park recreation
uses. as well as being located at the double bend in the tract's main collector
street. It is therefore suggested that the city discuss with the developer the
possibility that these 3 lots be included in the parksite.
