(t 1\1 ,tf; ~6 v' j.N ~ r~f A RESOLUTION OF THE PLAN~ING COMMISSION OF THE CITY OF SEAL BEACH APPROVING A VARIANCE TO PERMIT CONSTRUCTION OF A 14 UNIT APARTMENT BUILDING AT 11TH STREET AND CENTRAL AVENUE (HENRY ESPOY, V-17-67) WHEREAS, in the matter of Variance Application No. V-17-67, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Mr. and Mrs. Henry Espoy, 1629 Seal Way. 2. Subject property is located at the southeast corner of 11th Street and Central Avenue. Legal description of property is Lots 44, 46 and 48, Block 11, Bay City Tract. 3. Subject request is to allow construction of a 14 unit apartment building with less than the required lot area per living unit and less than the required square footage per unit for units on the first floor.of proposed building. mlEREAS, the Planning Commission findings are as follows: 1. Zoning ordinance requires a minimum of 900 square feet per living unit. This proposal is to allow 14 units on a parcel of 8,812.5 square feet or 629.5 square feet per unit. 2. Ordinance requires a minimum of 700 square feet of floo~ area per unit. Section 1804 provides that a lot with an area of at least 5,000 sq. ft. and less than 7,000 sq. ft. must have a minimum of 600 square feet of floor area per unit in an R-3 Zone. 3. Covered off-street parking has been provided. 4. Maximum lot coverage allowed by Code is 75%. Proposal is for 52% lot coverage allowing sufficient light and air. 5. One written protest received from Ethel T. Pflaum, owner of adjacent Lot 42, opposing any variation from the Code. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance No. V-l7-67 subject to the following conditions: 1. A minimum floor area of 600 square feet be maintained. 2. Garages shall be accessible for automobile use at all times. 3. Approval of final construction plans by the Planning Commission prior to final approval of variance and issuance of a Construction Permit by the Building Department. /1-/6- //:dv A ",' , e . .' ~ Resolution No. 141 - 2 ADOPTED AND APPROVED this 16th day of August, 1967.
