RESOLUTION NO. 152
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING REVISED
PRELIHINARY PLANS FOR VARIANCE NO. V-17-67
TO PERMIT CONSTRUCTION OF A 15 UNIT APART-
MENT BUILDING AT 11TH STREET AN)) CENTRAL
AVENUE (HENRY ESPOY)
WHEREAS, in the matter of Variance Application No. V-17-67, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Mr. & Mrs. Henry Espoy, 1629 Seal Way, Seal Beach.
2. Subject property is located at the southeast corner of 11th Street and Central
Avenue. Legal description of property is Lots 44,46, and 48, Block II, Bay
City Tract.
3. Subject request is to allow construction of a IS-unit apartment building with
less than the required lot area per dwelling unit.
4. This variance was originally conditionally approved by Resolution No. 141,
with the stipulation that final plans be submitted to the Planning Commission
for approval.

WHEREAS, the Planning Commission findings are as ~ollows:
1. The new plan increases the number of units from 14 to 15 and the nunber of
parking spaces from 14 to 17.
2. The new plan also requires a rear yard variance to allow construction to a
line 4 feet from the alley line.
3. The new plan is a considerable improvement over those originally submitted,
particularly in relation to parking layout. Traffic pattern is much improved,
with all access through one entrance on 11th Street and all egress through
one exit on the alley.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve the revised plans for Variance No. V-17-67, as described
above, with the condition that the auto exit door to the alley be designed as wide
as physically pOSSible to provide reasonable turning clearance.
