RESOLUTION NO. 162
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE NO. V-25-67
TO REDUCE INTERIOR SIDE YARD REQUIREMENT AND TO
ALLOW ENCROACHMENT INTO EXTERIOR SIDE YARD AND
REAR YARD FOR A 7 UNIT APARTMENT BUILDING

WHEREAS. in the matter of Variance Application No. V-25-67. the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Charles E. and Marjorie J. Tozer. 227 10th St..
Seal Beach.
2. Subject property is located at southwest corner of 10th and Electric (227 10th
St.). Parcel is further described as Lots 25 and 27. Block 109. Bay City Tract.
3. Subject request is to allow construction of a 7 unit apartment building with
interior side yard of 5 feet instead of code required 6 feet. Also. request
approval of l~' encroachment of upper story into required 9 foot rear yard
and encroachment of corner of a garage into the required 6 foot exterior
side yard (Electric Ave. side).
WHEREAS. the Planning Commission findings are as follows:

1. This is a reasonable request. since this is a tapered corner lot. upon which
it is difficult to build without some yard encroachments.
2. Plan provides excellent yard space along Electric Ave.. which is the front
facade of the building.
3. Seven units are proposed by plan. even though 8 units could be crowded on
lot legally.
NOW, THEREFORE. BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance No. V-25-67.
ADOPTED AND APPROVED this 4th day of October. 1967.

meeting of the Planning Commission of the City of Seal Beach which was held on
Wednesday. October 4. 1967. and carried by the following vote:
