RESOLUTION NO. 168 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING A USE VARIANCE FOR A FIVE UNIT APARTMENT BUILDING IN A C-l ZONE AT 1425 SEAL WAY. (JAMES DUNN & HARMON LAUGHER) (UV-4-67) . WHEREAS, in the matter of Use Variance Application No. UV-4-67, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by James Dunn and Harmon Laugher, 1700 So. 2nd Ave., Arcadia, and 1201 Ocean Ave., Apt. F, Seal Beach. Mr. M. Gregory of Lovely Homes, Inc., 5301 Atlantic Ave., Long Beach, acted as their authorized representative. 2. Subject property is described at Lots 6 and 7, Block D, Tract No. I. Street address is 1425 Seal Way, Seal Beach. 3. Subject request is for a Use Variance to permit construction of a five unit apartment building in a C-l Zone and to permit a portion of the balcony to encroach into one sideyard setback. WHEREAS, the Planning Commission findings are as follows: 1. There are many other residential dwelling units in this particular C-l Zone. 2. An additional one foot rear setback shall be provided over the setback shown on the plans. 3. Sprinklers shall be installed in the automobile parking area. 4. A five foot wide easement for public alley and public utility purposes should be dedicated to the City of Seal Beach across the rear of subject prpperty adjacent to the existing alley line to provide for future widening of the only vehicular access to this property which will be necessary to adequately service the traffic generated by the increased density. 5. The general parking layout is approved with five (5) directly accessible parking stalls off the alley plus five additional tandem spaces. However, the minimum stall width shall be eight and one-half (8~) feet. 6. City officials shall be required to make random inspection of the building and site to verify that all codes shall be complied with. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Use Variance UV-4-67 permitting construction of dwelling units in a C-l Zone as submitted, and subject to the conditions shown in Findings ~ through 6 above, as well as the follo~ing: In accordance with Planning Commission Policy adopted January 13, 1964, this Use Variance shall not become effective until approved by the City Council of the City of Seal Beach. / 't28 .JJt2nJ Ubt/ ~ ..
