RESOLUTION NO. 178
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING PLAN REVIEW
APPLICATION PR-17-67 FOR A NEW MOBIL OIL
CORPORATION AUTO SERVICE STATION TO BE LOCATED
AT THE CORNER OF LAMPSON AVENUE AND BASSWOOD
STREET (BIXBY RANCH CO.)
WHEREAS, in the matter of Plan Review Application No. PR-17-67, the Planning
Commission of the City of Seal Beach does report as follows:
10 Subject case was initiated by Bixby Ranch Co., 523 West 6th Street, Los
Angeles, California.
2. Subject property is located at the northeast corner of Lampson Avenue and
future Basswood Avenue.
3. Subject request is for approval of development plans for a new Mobil Oil
Corporation auto service station.
WHEREAS, the Planning Commission findings are as follows:
1. Plans are in general conformance with development standards adopted by the
Planning Commission Resolution No. 154.
2. Reference to revolving identification sign shall be changed to delete
"Revolving". Not allowed by code.
30 Owner must file and record a legal "Parcel Map" to delineate the property
concerned.
40 Telephone booths indicated on plan shall be moved to street right-of-way
and shall be open faced type.
5. Driveway access curb cuts (2 on Lampson Ave. and 2 on Basswood St.) are
approved in accordance with recommendations by the Secretary (City Engineer)
in his memorandum dated October 27, 1967. Basic reasons are: relatively low
ultimate traffic volume at this location and desirability of orienting front
of station away from surrounding multiple residential area.
6. As a condition of approval of these plans the developer shall be required to
construct all frontage improvements such as curb, gutter and sidewalk and
street pave-out to existing pavement on Lampson Avenue and to construct the
same facilities on Basswood Avenue across the complete street width, to and
including the opposite side curb and gutter. This is necessary to provide
reasonable and safe traffic access and drainage control. The developer shall
also be required to install all necessary storm drainage facilities and
utilities, all to the requirements and approval of the City Engineer. Any
necessary fire protection improvements such as hydrants shall be subject to
the requirements and approval of the City Engineer and the Fire Chief.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Plan Review No. PR-17-67, subject to all conditions and
determinations stated in the findings above.
