RESOLUTION NO. 206
A RESOLUTION OF THE PUNNING COMMISSION OF TilE CITY
OF SEAL BEACII APPROVING VARIANCE NO. V-4-68 TO CON-
STRUCT A SWIMMING POOL WlIICH WILL ENCROACII THREE AND
ONE-HALF FEET INTO THE REQUIRED REAR YARD SETBACK
AND SIX INCHES INTO THE REQUIRED SIDE YARD SETBACK
(CAIRNS)
WHEREAS, 1n the matter of Variance No. V-4-68, the Plann1ng Commiss10n of the
City of Seal Beach does report as follows:
1. SubJect request in1tiated by Jack T. and Harriet B. Cairns, 640 Taper Drive,
Seal Beach, California
2. Subject property is described as Lot 24, Tract 2590.
3. Subject request 1S the construction of a swimming pool which will encroach
three and one-half feet into the requ1red rear yard setback, and six inches
into the requ1red s1de yard setback from the south property line.
WHEREAS, the Planning Commission findings are as follows:
1. Numerous other pools in the area are located within th1s setback.
2. Other cities nearby do not have th1s setback for swimm1ng pools.

3. The pool will not interfere with light, air and ventilation to ne1ghboring
properties.
4. Adequate reinforcing is ind1cated for the sides of the pool, thus protect-
ing the property to the rear.
5. Adequate drainage will be prov1ded so the water would not affect the
neighbors' property.
NOW, THEREFORE, BE IT RESOLVED that the Planning Comm1ssion of the C1ty of Seal
Beach does hereby approve Variance No. V-4-68 to allow a swimming pool to en-
croach three and one-half feet into the required rear yard setback and six inches
1nto the requ1red side yard setback from the south property l1ne, subject to the
following conditions:
1. All rear yard walls must mainta1n a minimum height of six feet above ground
level on the high side.
2. Applicant must maintain said walls in good condition.
3. The mechanical equipment must be screened from view and sound-proofed so as
not to be audible to neighbors.

4. The mechanical equ1pment must be located a minimum five (5) feet from all
property l1nes.
APPROVED AND ADOPTED this 20th day of March 1968.
