HomeMy WebLinkAboutPC Res 221 - 1968-06-05 . . . # # , RESOLUTION NO. 221 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT NO. CP-1-68 TO CONSTRUCT AN ATLANTIC- RICHFIELD SERVICE STATION ON THE SOUTH CORNER OF LAMPSON AVENUE AND LOS ALAMITOS BOULEVARD. \nIEREAS, in the matter of Conditional Use Permit No. CP-1-68, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject request was initiated by Bixby Ranch Co., 911 Studebaker Rd., LonK Beach, Calif. 2. Subject property is located at the southeasterly corner of Lampson Avenue and Los Alamitos Boulevard. 3. Subject request is to locate an Atlantic-Richfield service station on said property. WHEREAS, the Planning Commission findings are as follows: 1. Requirements of all City Codes shall be complied with. 2. Said station is compatible with the site and other planned developments in the neighborhood. 3. Existing traffic in this vicinity indicates a public need for this use. 4. Such use will not be detrimental to property values because of the high quality bUilding and landscaping designs. 5. A trash storage area shall be provided and constructed of materials complementary to the service station building. 6. The type of landscaping'located within the cross-hatched areas of the landscape plan shall be of a type not to exceed thirty-six inches for sight clearance purposes. 7. Low level lighting on the approaches and drives and other architectual lighting upon the structure is preferred by applicant. An experimental low-level lighting installation of this nature is presently being made by applicant at corner of Lampson Avenue and Valley View in GardenGrove. If this proves to be a feasible method then similar lighting shall be installed at subject site. 8. The pole sign structure and sign border will be painted to complement the building. 9. The broad belt of landscaping about the site will protect the neighborhood from any factor which would make the site less desirable. /;/ fla) ~ fj. tJ1J.xJ . . . # ~ : Resolution No. 221 - 2 10. The srchitectura1 appeal and plan will not be at variance with existing structures to cause a loss in property values in the neighborhood. 11. Applicant has given consideration to existing and contemplated uses in the vicinity. 12. All lighting will be arranged to direct light upon site, not on adjoining properties. 13. Provisions have been made for pedestrian and vehicular safety by this reversed plan and by locating driveways most distant from the exterior corner. 14. All utilities shall be underground. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Conditional Use Permit No. CP-1-68 to locate an At1antic- Richfield service station at the southeasterly corner of Lampson Avenue and Los Alamitos Boulevard subject to the findings above.
