RESOLUTION NO. 241
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE NO. V-13-68
TO PERMIT CONSTRUCTION OF AN ADDITION TO AN EXISTING
BUILDING TO ENCROACH FOUR (4) FEET INTO THE
REQUIRED REAR YARD SETBACK AND 40.55 PERCENT
LOT COVERAGE IN LIEU OF TUE MAXIMUM 40 PERCENT
COVERAGE. (REED)
W11EREAS, in the matter of Variance No. V-13-68, the Planning Commission of the
City of Seal Beach does report as follows:
1. Subject request is by Charlotte D. Reed, 1416 East First St., Long Beach.
2. Subject property is legally described as Lot 238, Tract 1817 and located
at 905 Fathom Ave., Seal Beach.
3. Subject request is to permit construction of an addition to an existing
building to encroach four (4) feet into the required rear yard setback and
with 40.55 percent lot coverage in lieu of the maximum 40 percent coveraRe
allowed.
WHEREAS, the Planning Commission findings are as follows:
1. This addition will not encroach into neighbor's view because the residences to
the rear are elevated.
2. The percent of lot coverage of this residence closely approximates the maximum
allowed. The excess lot coverage of .55% is minimal.
3. Subject request is not detrimental to the area.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance No. V-13-68.
