RESOLUTION NO. 248
A RESOLUTION OF THE PLANNING CO~IISSION OF TIlE CITY
OF SEAL BEACH APPROVING PLAN REVIE\~ NO. PR-8-68 FOR
AN ATLANTIC RICHFIELD SERVICE STATION AT THE WEST
CORNER OF FIFTH STREET AND PACIFIC COAST HIGHWAY.
WHEREAS, in the matter of Plan Review No. PR-8-68 the Planning Commission of the
City of Seal Beach does report as follows:
1. Subject request initiated by Atlantic Richfield Company of 1786 West Lincoln
Avenue, Anaheim, California.
2. Subject property is located at the west corner of Fifth Street and Pacific
Coast Highway.
3. Applicant requests Plan Review for an Atlantic Richfield Service Station at
the west corner of Fifth Street and Pacific Coast Highway.
WlIEREAS, the Planning Commission findings are as follows:
1. AdvocateRa~phJensen of Suburbia Development Company finds this plan compatible
with the surrounding residential development.
2. Considerable planning has been undertaken for development of this station.
3. The following conditions were established:
a. All utilities ahall be underground.
b. Three groves of Eucalyptus Citridora trees shall be placed within the side
yard planter Rreas. Street trees qhall be Ficus Micrnphvllia. "
Landscaping shall be subject to. approval-of.-the City Engineer.
c. Perimeter walls and station facade shall be of the same material.
d. If a price sign is intended, it must be affixed to the pole sign.
Portable signs are prohibited.
e. Area lighting shall be low-level and shall not exceed 42 inches in
height. Normal under canopy lighting is permitted. The type and
location of such lighting shall be subject to approval of the City Engineer.
f. Two parking stalls shall be parallel to the northwest property line and
nine stalls shall be located perpendicular to the southermost portion of
the southwestern interior side planter. Said stalls shall be striped.
g. The type and color of the roof, facade and wall materials shall be subject
to approval of the City Engineer.
h. The planter at the angle point along the southwest property line shall
be rounded to ease vehicular access.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Plan Review No. PR-8-68 for an Atlantic Richfield
Service Station at the west corner of Fifth Street and Pacific Coast Highway.
ADOPTED AND APPROVED this 4th day of September, 1968.
