A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING A LOT SPLIT
OF EIGHT LOTS OF RECORD INTO THREE LARGER
PARCELS. (DUNN)
mlEREAS, in the matter of a request for a Lot Split, the Planning Commission of
the City of Seal Beach does report as follows:
1. Subject case was initiated by JaMes W. Dunn, Jr., 1501 Seal Way, Seal Beach.
2. Subject property is presently described as all of Lots 2, 3, 4, 17, 18 and
19, and the Westerly 20 feet of Lots 5 and 16, Block 05, Tract No.2
3. Subject request is to resplit the above small 10;'; into three(3) larger-lots:
two (2) thirty foot lots and one (1) thirty-five foot lot, all having a depth
of one hundred ninety-six feet.
mlEREAS, the Planning Commission findings are as follows:
1. This lot split would not adversely affect the General Plan and would provide
more reasonable sized lots.
2. Existing lots along the beachfront side of Ocean Avenue range in width from
25 feet to 50 feet, with most being of 30 to 35 foot width.
3. The zoning is R-l Single Family Residentail and no change of zone is requested.
4. Deed restrictions agreed upo~ by all owners along this portion of Ocean Avenue
shall remain in effect.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commi<;sion of the City of Seal
Beach does hereby approve the lot split as stated above and recommend approval
by the City Council of the City of Seal Beach, subject to the follouing conditions:
1. Minimum lot width of any building parcel shall be 30 feet.
2. No structures shall be constructed seaward of a line parJ.llel to the south-
westerly line of Ocean Avenue and 100 feet therefrom.
3. A 10 foot ~ide easement for public utilities of record shall remain in
effect.
4. Prior to issuance of any building permit, the proposed building plans shall
be submitted to the Planning Commission for Plan Review. Said plans shall also
be submitted for comment to the property owners' building committee, c/o
Willis Davidson, 550 Ocean Avenue, Sea~Beach. Comments of said building
committee shall be considered by the Planning Con~ission at the time of said
Plan Review.

Gentlemen:
Attached is a survey of lots 2-3-4-5-16-17-18 and 19 of Block
05, Tract No.2, Seal Beach California.
Please note that we have marked this survey with red figures and
lines indicating a proposed sub-division change. Before going
thru the work and expense involved in having a surveyor make the
sub-division changes, we would appreciate receiving your approval
on such changes.

The present sub-division map shows lots 2-3-4-17-18 and 19 pres-
ently as 25' width lots and lots 5 and 16 as 20' lots, 5' on the
Eastern side of both of these lots having been previously sold
with the adjacent real estate. As soon as the sub-division map
is completed and accepted, I expect to start construction on the
20' of lot 5 and 10' of lot 4, this lot becoming a 30' lot.
Within the next 6 months, one of ~ associates intends to build
on the 30' lot to the West being the Westerly 15' of lot 4 and
the Easterly 15' of lot 3, being a 30' lot.
I would appreciaj;e hearing from you as soon as possible regarding
this matter.
