RESOLUTION NO. 325 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING VARIANCE V-2l-69 TO ALLOW TANDEM PARKING TO MEET OFF-STREET PARKING REQUIREMENTS. (KOCHAN) WHEREAS, in the matter of Variance Application No. V-2l-69, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Paul and Mary Kochan, 109 Waverly Dr., Alhambra, with Harry Duncan, 1554 W. Wardlow Rd., Long Beach, designated as their authorized representative. 2. Subject property is described as Lot 16, Block F, Tract No.1. Street address is 1630 Ocean Ave. 3. Subject request is for tandem parking to be acceptable as required off-street parking. WHEREAS, the Planning Commission findings are as follows: 1. A two unit apartment building requires three parking spaces on-site. This is physically impossible on a 25 foot lot unless one tandem space can be provided or a curb cut allowed for parking in the front. . 2. Congestion of Seal Way makes adequate on-site parking critical. 3. A 6~ foot strip paralleling the alley to be dedicated to the City of Seal Beach for future widening of Seal Way Alley. 4. No protests were received. 5. Minor changes are necessary as follows: eliminate door from garage to utility room and relocate to an exterior wall. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance V-2l-69 with the conditions stated in Findings Nos. 3 and 4 as well as executing a recordable document stipulating the preservation of open and available parking spaces.
