UV-7-69 FOR A NEWSPAPER DISTRIBUTION BUSINESS IN AN UNZONED AREA ADJACENT TO LEISURE WORLD. (HENNEKAM) WHEREAS, in the matter of Use Variance Application No. UV-7-69, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject proposal was initiated by A. C. Hennekam, Box 125, Seal Beach, as the authorized representative of the Hellman Estate. 2. Subject property is described as a 15,000 square foot portion of Parcel 6D, Rancho Los Alamitos, and is located on the west side of Bay Boulevard southerly of the main entrance to Leisure World. 3. Subject proposal is to permit storage and distribution of newspapers to residents of Leisure World. WHEREAS, The Planning Commission findings are as follows: 1. Subject area is unzoned and only R-l uses would be allowable. Adjacent Leisure World area is zoned R-3-PD. 2. Golden Rain Foundation would not permit access from the Burning Tree gate and an entrance would be necessary directly to Bay Boulevard. City Engineer would not allow an additional access point at this highly congested traffic area. 3. A number of residents of Leisure World protested the traffic and noise that would accompany this use. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach deny Use Variance UV-7-69 based on the findings above.
