HomeMy WebLinkAboutPC Res 345 - 1969-07-16 . . . . . RESOLUTION NO. 345 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT NO. CP-1-69 FOR DEMOLITION AND RECONSTRUCTION OF A PORTION OF MUTUAL NO.9 OF LEISURE WORLD, SEAL BEACH. WHEREAS, in the matter of Conditional Use Permit No. CP-1-69, the Plsnning Commission of the City of Seal Beach does report as follows: 1. Subject property is owned by Mutusl No.9, Leisure World, Seal Beach. 2. Subject property is located at the northwesterly corner of Leisure World, Seal Beach. 3. Subject property is zoned R-3-PD, Multiple Family Residential - Planned Development. 4. Development or redevelopment in a PD zoned district is subject to issuance of a Conditional Use Permit. WHEREAS, the Planning Commission findings are as follows: 1. Demolition of buildings Nos. 215, 216, 217 and 218 of said Mutual No. 9 is necessary for clearance of right-of-way for future extention of Freeway No. 605 by the California Division of Highways. 2. Reconstruction of exact duplicates of these buildings is necessary on a new site located south of the Garden Grove Freeway and west of Clubhouse No.3. 3. Three parcel maps are necessary and are submitted for approval in order to define the parcels being split off for new building construction, for freeway right-of-way and to indicate the undisturbed remainder of parcel of Mutual No.9. 4. The site development and improvement plans submitted are the result of many conferences with F.H.A. and the city staff. Some final technical engineering details remain to be resolved to the satisfaction of the City Engineer. 5. The water system existing within Leisure World is owned by the City ~f Seal Beach and is contained within easements dedicated to the City. Two 8" connections presently exist from the City's water system in Leisure World to the City's water system in College Park West. These connections cross under the freeway from a water line in Foxburg Road (in existing Mutual No. 9 area) to College Park West. It will be necessary for new water lines and facilities to be constructed and dedicated to the City as replacements or extensions of existing lines. This includes requirement of new easements. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Conditional Use Permit No. CP-1-69 to allow demolition and reconstruction of a portion of Mutual No. 9 as stated above, and does approve and recommend to the City Council of the City of Seal Beach approval of said three parcel maps, all subject to the following conditions: ._cko/ ~ ,6/~ . . . . . Resolution No. 345 - 2 1. Final improvement plans shall be subject to approval of the City Engineer. 2. New water facilities necessary as replacements or extensions of existing water facilities shall be constructed in accordance with the requirements of the City Engineer and shall be dedicated to the City. Easements for said water facilities shall be dedicated to the City. This condition includes the extension and reconnection of the two existing water mains to College Park West.
