RESOLUTION NO. 377
A RESOLUTION OF THE P~ING COMMISSION OF THE CITY
OF SEAL BEACH DENYING VARIANCE NO. V-3l-69, ENCROACH-
MENT INTO THE FRONT YARD SETBACK (HOWARD SMITH).
WHEREAS, in the matter of Variance Applioation No. V-31-69 the Plannin~
Commission of the City of Seal Beach does report as follows:
1. Subject case was initiated by ~r. Howard Smith, 712 Sandpiper Drive,
~eal Beach, California.
2. Subject property is located at the above address and is described as
Lot 101, Tract 2590.
3. Subject request is to permit construction of livin~ quarters over an
existing ~arage. Livin~ quarters would encroach 4 feet into the
requtred front yard setback.
WHERF.AS, the Planning Commission findings are as follows:
1. The required front yard setback for an R-l Single Family Residential
Zone is 18 feet.

2. The Plannin~ Commission has denied similar requests.
3. A variance is ~ranted when unusual physical conditions or other
difficulties exist; none were stated.
4. Approval of this variance would be a ~rant of a special privilege.
NOW, THEREFORE, BE IT RESOLVED that the Planning CommiRsion of the City
of Seal Beach does hereby deny Variance No. V-3l-69.
