INTO THE REQUIRED FRONT YARD SETBACK(GUNNARSON). WHEREAS, in the matter of Variance Application V-34-69 the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Richard & Laura Gunnarson, 965 Catalina Avenue, Seal Beach, California. 2. Subject property is described as Lot 52, Tract 1817. 3. Subject request is to permit construction of living quarters over an existing gara~e. The livin~ quarters would encroach 4 feet into the front yard setback. WHEREAS, the Planning Commission findings are as follows: 1. The required front yard setback for an R-l, Single Family Residential Zone is 18 feet. 2. Applicant felt that the reason for maintiining the setback was to provide light and air. . 3. Applicant stated that his neighbor's houses were setback further than is normal from his house because both their driveways bounded his property. 4. Applicant stated that he could maintain the setback, but would have to build higher, thuA creatin~ a less attractive structure. 5. The Commission did not want to set a precedent. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby deny Variance No. V-34-69.
