RESOLUTION NO. 383
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING APPEAL NO. A-S-69, ENCROACH-
MENT INTO THE FRONT YARD SETBACK (HOWARD SMITH).
WHEREAS. in the matter of Appeal Application No. A-5-69 the Plannin~
Commission of the City of Seal Beach does report as follows:
1. Subject case was initiated by Mr. Howard Smith, 712 Sandpiper Drive,
Seal Beach, California.
2. Subject property is located at the above address and is described as
Lot 101, Tract 2590.
3. Subject request is to permit construction of living quarters over an
existin~ ~arage. Living quarters would encroach 4 feet into the
required front yard setback.
\~mREAS, the Planning Commission findings are as follows:
1. During a joint session with the City Council it was moved that the
zoning ordinance (0628) be amended to include Plan Reviews for all
construction in the city with proper notice to adjacent effected
residence; and that the construction of living quarters over side
entry garages be allowed to be built to within 10 feet of the
property line,in District II.
2. Living quarters constructed over side entry ~arages must be in
architectural harmony with the remainder of the structure.
3. Gara~es will be used for automobile parking and not converted into
living quarters.
NOW. THEREFORE, BE IT RESOLVED that the Planninp; Commission of the City
of Seal Beach does hereby approve Appeal No. A-5-69.
