A-4-69, ENCROACH- MENT INTO THE REQUIRED FROllT YARD SETBACK(GUNNARSON). lIIlEREAS, in the matter of Appeal Application A-4-69 the Plannin~ Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Richard & Laura Gunnarson, 965 Catalina Avenue, Seal Beach, California. 2. Subject property is described as Lot 52, Tract 1817. 3. Subject request is to permit construction of livin~ quarters over an existing garage. The living quarters would encroach 4 feet into the front yard setback. I~EREAS, the Plannin~ Commission findin~s are as follows: . 1. During a joint session with the City Council it was moved that the zoning ordinance (#628) be amended to include Plan Reviews for all construction in the city with proper notice to adjacent effected residence; and that the construction of living quarters over side entry garages be allowed to built to within 10 feet of the property line in District II. 2. Living quarters constructed over side entry garages must be in architectural harmony with the remainder of the structure. 3. Garages will be used for automobile parking and not converted into living quartera. Nm~, THEREFORE, BE IT REsm.vEr: that the Planning Commission of the City of Seal Beach does hereby approve Appeal ~o. A-4-69.
