RE~OLUTION NO. 388
A RESOLUTION OF THE PLANNING COMMT~SION OF THE CITY
OF SEAL BEACH APPROVTNG VARIANCE v-39-69 TO ALLOW
CONSTRUCTION OF AN ADDITION OVER AN EXISTING STDE
ENTRY GARAGE ENCROACIIING THE FRONT YARD SETBACK FOR
LIVING QUARTERS. (TIHANYI)
WHEREAS, in the matter of Variance Application No. V-39-69 the Planning
Commission of the City of Seal Beach does report as follows:
1. Subject was initiated by Tibor Ti~anyi, 156 College Park Drive,
Seal Beach.
2. ~ubject property described as Lot 80, Tract 5847.
3. Subject request is to permit construction of living quarters over an
existing garage. The living quarters would encroach three feet into
the 18 foot front yard setback.
WHEREAS, the Planning Commission findings are as follows:

1. Durinr a joint session with the City Council it was moved that the
zoning ordinance (0628) be amended to include Plan Reviews for all
construction in the City with proper notice to adjacent effected
residence; and that the construction of living quarters over side
entry garages be allowed to be built to within 10 feet of the property
line in District II.
2. Living quarters to be constructed over the side entry gara~es is in
architectural harmony with the remainder of the structure.
3. Garages will be used for automobile parking and not converted into
living quarters.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Seal Beach does hereby approve Variance No. V-39-69.
ADOPTED AND APPROVED this 17th day of December, 1969.
