RESOLUTION NO. 498
A RESOLUTION OF THE PLANNING COMMISSION OF
TilE CITY OF SEAL BEACH APPROVING VARIANCE
V-19-70 FOR CONSTRUCTION OF A SECOND UNIT
ON THE REAR OF AN EXISTING HOUSE InTH THREE
8'6" PARKING SPACES AND AN 18" ENCROACHMENT
INTO EACH SIDEYARD FOR PARKING. (FAUGHT)
~IEREAS, in the matter of Variance Application No. V-19-70, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Carl Irwin, 3631 Atlantic Avenue, Long Beach,
the authorized agent for Mr. & Mrs. Albert Faught, 10281 Mardel Dr., Cypress.
2. Legal description of subject property is Lot 2, Block 104, Tract 698; more
commonly known as 138 4th St.
3. Subject proposal is to construct a one bedroom unit on the rear of an existing
house, with three 8'6" parking spaces in lieu of the required 9' spaces, and
and 18" encroachment into each sideyard for parking.
liHEREAS, the Planning Commi~sion findings are as follows:
1. The existing house has three bedrooms and the proposed unit is to be one bedroom.
It is required that two of the existing bedrooms in the hOllse be converted
into a single bedroom, to insure that the on-site parking requirement would
not exceed three.
2. The existing non-conforming garage will be removed.
3. No oral or written protests were received.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance V-19-70 subject to the conditions described
in Findings HI and H2.
