HomeMy WebLinkAboutPC Res 494 - 1970-10-21 . . . . . ..;; - RESOLUTION NO. 494 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING VARIANCE V-22-70 TO PERMIT LIVING QUARTERS TO ENCROACH INTO THE FRONT YARD SETBACK IN TIlE R-l ZONE. (JAMES & CAROL CONRAD) WHEREAS, in the matter of Variance Application No. V~22-70, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by James & Carol Conrad, 501 Riviera Dr., Seal Beach. 2. Subject property legally described as Lot 121, Tract 2591, more commonly known as 501 Riviera Dr. 3. Subject requests approval to construct a new ~arage and convert the existing side entry garage into living quarters. This proposal would bring the living quarters to within 13 feet of the front property line. ~IEREAS, the Planning Commission findings are as follows: 1. The dwelling is located On a corner lot and faces the side street. All structures along the exterior side yard will be setback 18 feet, which is the same distance as required for front yard setbacks in this district and zone. In view of this unusual situation, one could consider the sideyard as being the front yard of residence. 2. In District II in the R-l Zone, living quarters are allowed to encroach into the front yard when constructed over an existing garage. 3. The new garage would be constructed to meet all minimum requirements, including an 18 foot drive apron. 4. No protests were received. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance No. V-22-70 as presented.
