RESOLUTION NO. 507 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACII APPROVING VARIANCE V-24-70 TO PE~IIT A HAXlMUM BUILDING HEIGHT OF 45 FEET FOR A CONDOMINIUM IN THE R-4 IIIGH RISE MULTIPLE RESIDENTIAL ZONE. (SOLOMON) WHEREAS, in the matter of Variance Application V-24-70, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Bernard Solomon, 3106 East Willow Street, Long Beach. 2. Legal description of property on file with the Planning Department. Street address is 12300 Montecito Road. 3. Subject request is to permit a maximum building height of 45 feet for a condominium development in the R-4 lIigh Rise Multiple Residential Zone retaining the lesser sideyard requirements as prescribed for the R-4 up to 40 ft. in height zone. WHEREAS, the Planning Commission findings are as follows: 1. The average height of the 54 unit condominium building will be 42 feet, with the top four feet of the structure consisting of a parapet wall designed to screen mechanical equipment. 2. Soil conditions limit further depression of the garage section of the building. 3. No protests were received. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance V-24-70 restricting the maximum height of the development to 45 feet.
