A RESOLUTION OF TIlE PLA.'lNING COMI-lISSION OF TIlE
CITY OF SF..AL BEACH DENYING VARIANCE NO. V-16-70
TO ALLOW CONSTRUCTION OF A STORE AND TWO
APARTMENTS ON MAIN STREET. (BROWN)
WHEREAS, in the Matter of Variance Application No. V-16-70, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject request was initiated by Andrew Brown, 1420 Catalina, Seal Beach.
2. Legal description of stubject property is Lot 7, Block 108, !lay City Tract,
commonly known as 2117 Main Street.
3. Subject proposes the construction of a store, one bedroom apartment and two
bedroom apartment with five substandard parkinK spaces on a 25 foot wide lot.
WHEREAS, tbe P1anninK Commission findings are as follows:
1. Applicants proposal was carried over from the AUKust 17th meetinK so that more
detailed plans could be prepared. The revised plans still lacked sufficient
detail.

2. The minimum parking requirement for this development would be seven on-site
parking spaces. Plan shows five parki~ spaces, each having a width of six
feet, 2'6" less than the City's minimum requirement.
3. The rear stairway shown on the plans is poorly located, and windm.s would not
be allowed on the sides of the building with "0" setback.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Ileach does hereby deny variance V-16-70 for the reasons listed in Findings 1, 2
and 3 above.
