RESOLUTION NO. 473 I A RESOLUTION OF TIm PLANNING COtlMISSION OF THE CITY OF SEAL BEACH APPROVING VARIANCE V-17-70 FOR 53% LOT COVERAGE IN LIEU OF CODE MAXIMutl OF 50%. (SOLOMON) WHEREAS, in the matter of Variance Application No. V-17-70, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Bernard Solomon, 3106 E. \</illow, Long Beach. 2. Legal description of property is Tract 7264 with the street address of 12300 Montecito Road. 3. Subject request is to allow a proposed 54 unit condominium to exceed by 3% the 50% maximum lot coverage provisions specified for R-4'Zones. WHEREAS, the Planning Conunission findings are as follows: J 1. Excess lot coverage is due in part to F.Il.A. required corridors not normally provided in an apartment development. 2. The projection of balconies also contributes to excess coverage. 3. That considered together the above constitute extraordinary circumstances. NOW, TIlEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance No. V-17-70.
