A RESOLUTION OF TIlE PLANNING COMMISSION OF THE CITY OF
SEAL BEACH APPROVING VARIANCE APPLICATION No. V-15-70
FOR ENCROACHMENT OF BALCONIES AND k.l.~~G QUARTERS INTO
PORTIONS OF THE FRONT AND SIDE ~ A'T A 54 UNIT
CONDOMINIUM IN THE ROSSMOOR CENTER (BERNARD SOLOMON)
WHEREAS, in the matter of Variance Application No. V-15-70 the Planning
Commission of the City of Seal Beach does report as follows:
1. Subject case was initiated by Bernard Solomon, 3106 East Willow, Long Beach.
2. Legal description of property on file with the Planning Department, street
address, 12300 ~IDntecito Road.
3. Subject request is to allow an 9'8" encroachment and a 1'8" encroachment
into the side yards and 3' balcony intrusions into portions of the front
yard of a proposed S4 unit condominium development.
WHEREAS, the Planning Commission findings are as follows:
1. The lot coverage of the development exceeds the maximum SO% allowable
and a subsequent variance application will be submitted.
2. Encroachments into the yards will break the straight line effect, and
improve the appearance of the project.
3. Three recreation rooms and a pool will be provided.
4. It is anticipated that this will be an all adult project.
S. The price of the units will range from $36,000 to $51,000.
6. No protests were received.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Seal Beach does hereby approve Variance No. V-lS-70 subject to Building De-
partment approval of final building plans.

meeting of the Planning Commission of the City of Seal Beach which was held on
Wednesday, August S, 1970, and carried by the following vote:
