A RESOLUTION OF TIlE PLANNING COMHISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE APPLICATION
V-1l-70 TO ALLOW TANDEM PARKING TO MEET TIlE OFF::
STREET REQUIRIDIENT AND A REAR YARD ENCROACIDIENT
OF TIlE SECOND STORY. (CAROLLO)
WHEREAS, in the matter of ~ariance Application No. V-11-70, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Joseph Carollo, 8105 Imperial Hwy., Downey.
2. Subject property described as Lot 13, Block 5, Bay City Tract, known as
113 6th St.
3. Subject request is to permit two sets of tandem parking stalls to be
acceptable as required off-street parking, and a four foot encroachment
into the rear setback of the second story.
WHEREAS, the Planning Commission findings are as follows:
1. A three bedroom unit requires two on-site spaces and a one bedroom unit'
requires l~ on-site spaces per Code. The total parking requirement is four.
This is physically impossible on a 25 fdot lot unless tandem spaces are provided
since front curb cuts are not allowed.
2. A four foot cantilever of the second story was acceptabed as a reasonable
encroachment of the rear yard, because of the small area of the lot.
3. Variance requests of a similar nature have been granted previously.
4. No protests were received.
NOW, THEREFORE, BE IT RESO~~ that the Planning Commission of the City of SEal
Beach does hereby approve Variance No. V-11-70 with the condition that a land
use agreement be recorded and filed with the City Clerk stipulating that the tandem
spaces would remain open and accessible for vehicles only, and that the total
number of units not exceed two.
ADOPTED AND APPROVED this 3rd day of June, 1970.
