A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING VARIANCE
V-4-70 FOR HOSPITAL ADDITION WITH LESS
PARKING THAN CODE REQUIREMENTS. (BEVERLY
ENTERPRISES)
~IEREAS, in the matter of Variance Application No. V-4-70, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case was initiated by Beverly Enterprises, 80 S. Lake Ave., Pasadena,
with Simpson & Gerber, Architects, their authorized representatives.
2. Subject location is the Beverly Manor Convalescent Hospital, 3000 Beverly
Manor Road, Seal Beach.
3. Subject proposal is for an addition to the existing hospital with less than
the required number of on-site parking spaces.
WHEREAS, the Planning Commission findings are as follows:
1. Proposed Phase II development would increase the total on-site parking require-
ment to 163 spaces.
~ 2. Plan indicates that 150 on-site parking spaces will be provided.
3. Because the location experiences limited traffic some street parking will
be considered as part of the requirement.
4. Parking surveys were conducted by the City and the applicant with respective
high counts in the 90s and low 60s. City survey included street parking
associated with hospital operations. Applicants count did not include street
parking.
NOW, TlIEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance No. V-4-70 with the condition that applicant
cover an existing open drainage ditch and provide the necessary public improvements
to the satisfaction of the City Engineer. The ditch is located east of the
hospital and south of the fire station.
ADOPTED AND APPROVED this 6th day of May, 1970.
