RESOLUTION NO. 421 I (Defeated) A RESOLUTION OF TilE PLANNIIW CONl-IJSSTON OF THE CITY OF SEAL BEACIl APPROVING VARIANCE V-8-70 ALLOWING CONSTRUCTION OF A.].j APARUlENT COHPLEX WHICH EXCEEDS THE DENSITY REQUIREMENTS. (LURASClII) {, WilEREAS, in the matter of Variance Application No. V-8-70, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by Annabelle Luraschi, 112 Central Ave., Seal Beach. 2. Subject property is described as the southerly 128.25 feet of Lot 13, Block 101, Tract No. 698, known as 112 Central Ave. 3. Subject request is to allow construction of 21 unit apartment building on a lot having an area of 12,000 sq. ft. The maxiroum number of units allowed on a parcel of this size per code is 13. In addition, request is made to permit the upper stories to encroach into the yards on the two alley sides. WHEREAS, the Planning Commission findings are as follows: 1. This parcel is unique, being bounded by t'lO streets and two alleys. .2. The Code parking requirement would be met, utilitzing first level parking under the building. 3. All units exceed the minimum footage requirement of 700 sq. ft. per unit. 4. No protests were received. 5. Similar variances have been granted for the upper story encroachplent. 6. The density control requir~nent of the zoning ordinance would allow construction of a maximum of 13 units on this parcel. T)1e proposal calls for eight additional units.
