RESOLUTION NO. 403
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT NO.
CP-2-70, ENLARGEMENT OF A NON-CONFORMING USE IN A
C-2 ZONE. (PAUL YACOBY)
WHEREAS, in the matter of Conditional Use Permit Application No. CP-2-70, the
Planning Commission does report as follows:
1. Subject case was initiated by Paul E. Yacoby, 301 7th St., Seal Beach.
2. Subject property is described as Lot 1, Block 206, Stanton and Lothian's
First Addition.
3. Subject proposal is to enlarge an existing non-conforming manufacturing use
in the C-2 zone.
WHEREAS, the Planning Commission findings are as follows:
1. One-third of the proposed addition to be used for assembly and the balance for
storage. Applicant proposes no change in type of operation or number of
personnel.
2. Six paved off-street parking spaces are provided for 4 full-time and 1 part-
time personnel. All production is distributed through one company and no
direct sales are made to customers from this location.
3. Property was zoned M-l when the business was established.
4. One protest was made concerned with future change of ownership and possible
change in operation which could be detrimental to the neighborhood. Several
neighbors indicated there had been no problems with the operation.
NOW, THEREFORE, BE IT RESOLVED that the Planning COIlUIIission of the City of Seal
Beach does hereby approve Conditional Use Permit CP-2-70 with the condition that
the non-conforming use be limited to the present owner and non-transferable.
