A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING PLAN REVIEW PR-32-7l
FOR A ROOM ADDITION TO A SINGLE FAMILY DWELLING
IN COLLEGE PARK EAST (IMPERIAL)
WHEREAS, 1n the matter of Plan Renew ApplJ.cahon PR-32-71, the PlannJ.ng CClID1IllSSlon
of the Cl ty of Seal Beach does report as follows
1 SUbJect proposal lnltlated by Leo Imperlal, 4148 Ironwood Ave, Seal Beach,
wlth Jlm Nelson of Hl-Lo Constructlon Co actlng as authorlzed agent
2 SubJect property lS descrlbed as Lot 37 of Tract 6572 and Lot 170 of Tract
6177, otherwJ.Se known as 4148 Ironwood Ave
3 Subject proposal lS for a room addltlon to a slngle famJ.ly dwelllng wlth
Lot 170 of Tract 6177 servJ.ng as the rear yard
WHEREAS, the Plannlng COIDDIJ.SSlOn flndlngs are as follows
1. Proposed addlhon meets or exceeds all mlnJ.mum plannlng and zonlng requlrements
2 Sale of Lot 170 of Tract 6177 separately from Lot 37 of Tract 6572 would
create a sltuatlon whereln a 10 foot rear yard structural encroachment would
eXlst on Lot 37
NOW, THEREFORE, BE IT RESOLVED that the Plannlng COIDDIJ.SSlOn of the Clty of Seal
Beach does hereby approve Plan Revlew PR-32-71 subJect to the owner enterlng
lnto a land use agreement whlch would prohlblt sale of elther lot separately
ADOPTED AND APPROVED thls 1st d~ of September,
