R~SOLUTION NO. 531
A RESOLUTION OF THE P~NINC COMMISSION OF THE
CITY OF SML BEACII APPROVING VARIANCE V-7-71
TO PERMIT ON-SITE PARKING SPACES WITH LFSS T}~
TilE REQUIRED WIDTII FOR A SINGL~ FAMILY RESIDENCE.

WHEREAS, ~n the matter of Var~ance Appl~cation No. V-7-7l, the Plann~ng Comm~ss~on
of the C~ty of Seal Beach does report as follows
1. SubJect case was init~ated by Roger West, 1201 Electric Ave., Seal Beach.
2. SubJect property is described as Lots 1 and 2, Block 212, Tract No. 10
and ~s more commonly known as 1201 Electric Avenue.
3. SubJect request ~s to permit a garage w~dth of 18 feet in l~eu of the 20 feet
width required for single family res~dences. The reduction is requested so
that interior access may be obt~ned to a proposed room addition above the
garage.
WHEREAS, the Plann~ng Commi9sion f~nd~ngs are as follows
1. The s~ngle fam~ly res~dence ~s located ~n the R-3 7one, in wh~ch multiple
family residences are permitted to have 18 foot wide double garages.
2. The two foot reduction in the ~dth of the garage would help prov~de suff~c~ent
space for the construct~on of stairs leading to the addit~on.
3. As proposed, the room addition would be prov~ded with both an inter~or and
exterior means of ~ngress and egress.
NOW, THEREFORE, BE IT RESOLVED that the Plann~ng Commission of the City of Seal
Beach does hereby approve Variance V-7-7l sublect to the condition that a Land
Use Agreement be entered into with the City limiting the proper tv to a s~ngle
dwelling unit.

I hereby certify that the forego~ng resolut~on was duly adopted at a regular
meet~ng of the Plann~ng Commission of the C~ty of Seal Beach wh~ch was held
on Wednesday, Apr~l 21, 1971, and carried by the following vote'
