RESOLUTION NO. 530
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE V-6-71
TO PERMIT TANDEM PARKING AND A SECOND STORY
hNCROACIIMENT INTO THE REAR YARD SETBACK OF A
PROPOSED DUPLEX. (CAROLLO)
WHEREAS, 1n the matter of Var1ance Applicat10n V-6-7l, the PlanninR Commission
of the C1ty of Seal Beach does report as follows
1. SubJect case was initiated by Joseph p. Carollo, 113 6th St., Seal Beach.
2. Subject property is legally described as Lot 38, Block 7, Bay City Tract,
and is more commonly known as 138 7th St.
3. SubJect request i~ to permit the construct1on of a duplex with two sets
of tandem parking stalls and a four foot cantilever of the second story
1nto the rear yard setback.
WHEREAb, the Plann1ng Commiss10n findings are as follows
1. Two three-bedroom units each requ1re two on-site parking spaces per Code.
It is physically 1mpossible to prov1de four on-s1te parking spaces on a
25 foot W1de lot unless tandem parking 1S accepted since restrictive
provis10ns limit front curb cuts.
2. A four foot cant1lever of the second story 1nto the rear yard setback
was acceptable because of the limited size of the lot.
3. Variances of a sim1lar nature have been granted previously.
4. One member of the audience spoke in oppos1tion to the proposal.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Var1ance V-6-7l sub1ect to the following conditions
1. That the applicant enter 1nto a Land Use Agreement w1th the City sUpulatinR
that the park1ng area remain open for vehicular use only.
2. That the doorway of the f1rst floor unit be recessed a total of five feet
from the s1de property line.
3. That the Standard Engineer1ng Cond1tions, attached hereto, be met.
ADOPTED AND APPROVED this 21st day of Apr1l, 197

meet1ng of the Planning Commission of the City of Seal Beach which was held on
Wednesday, Apr1l 21, 1971, and carr1ed by the following vote
