HomeMy WebLinkAboutPC Res 705 - 1972-12-06 . . . ", . . ~ RESOLUTION NO. 705 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING THE VARIANGE APPLICATION NO. V-57-72 TO PERMIT ADDITIONS TO A NONCONFORMING DU- PLEX IN THE R-3 ZONE. WHEREAS, in the matter of Variance Application V-57-72, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case initiated by Jack Bettenhausen, 1311 Seal Way, Seal Beach. 2. Subject property described as Lot 13, Block G, Tract 1009 (1311 Seal Way). 3. Subject proposal is to move a duplex 6feet forward and add a unit above a proposed three car garage and convert the duplex into one large unit and variance considerations for three parking spaces of 8 feet X 20 feet in lieu: of two spaces of 9 feet X 20 feet. WHEREAS, the Planning Commission findings are as follows: 1. Planning Commission has approved additions where no new units proposed, in this case two units exist and two units will remain after alterations and additions. 2. Additional parking will be an asset and more desirable than the existing two spaces. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve V-57-72 with the following conditions: 1. Six foot high fence along property line. 2. Three parking spaces of 8 feet wide. 3. No sideyard encroachments. 4. Engineering conditions. 5. Land Use Agreement limiting units to two, holding parking spaces open for vehicle parking and annual inspection.
