V-53-72 TO PERMIT STRUCTURXL ALTERATIONS AND ADDITIONS TO A NON CONFORMING DUPLEX IN THE R-3 ZONE, NON CONFORMING BY REASON OF LESS THAN REQUIRED NUMBER OF PARKING SPACES. (MOISEIFF) WHEREAS, J.n the matter of Variance Application No. V-53-72, the PlannJ.Dg CommJ.Ssion of the City of Seal Beach does report as follows: 1. Subject case initiated by Jack Moiseiff, 7723 Elden Ave., Whittier. 2. Subject property described as Lot 17, Block E, Tract 1009 (1103 Seal W~) 3. Subject proposal is to add a balco~ to the front of a duplex, replace an existing 2 car garage with a 3 car c&rp!,1l't.rwtth spaces less than minimum width and construct an addition above the proposed carport. WHEREAS, the Planning Commission findings are as follows: 1. Two persons objected to the proposed development because of alledged noise. 2. The Planning Commission has approved additions to non conforming buildings when no new units were proposed. 3. The parking spaces as proposed appear 'usable. NOW. THEREFORE, BE IT RESOLVED that the PlannJ.ng Commission of the City of Seal Beach does hereby approve V-53-72 with the following cOndJ.tions: 1. Compliance with engineering condJ.tions 2. Rear yard setback to 9' mJ.nimum 3. All addJ.tions maintain 3' side yards 4. Carport rather than garage be constructed with columns located on either side of central parking space and building cantilevered out toward the side yards. 5. Land use agreement limiting unJ.ts to 2, holding parking spaces for vehicle storage and annual inspectJ.on. ADOPTED AND APPROVED this 1st d~ of November 1972.
