RESOLUTION NO. 682
A RESOLUTION OF THE PLANNING COMHISSION OF THE CITY OF SEAL
BEACH APPROVING PLAN REVIEW NO. PR-13-72 FOR A 7 UNIT
APARTMENT BUILDING IN THE R-3 ZONE. (SIVERSON)
WHEREAS, in the matter of Plan Review No. PR-13-72, the Planning Commission of
the City of Seal Beach does report as follm.s:
1. Subject case initiated by William Siverson, C-20 Surfs ide
2. Sub1ect property described as Lots 5 & 6, Block 3, Bay City Tract
(311 Ocean Avenue)
3. Subject proposal is to construct a 7 unit apartment in the R-3 zone.
WHEREAS, the Planning Commission findings are as follows:

All minimum code requirements are met by the proposal.
THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
does hereby approve PR-13-72 with the following conditions:
Compliance with engineering conditions
Landscaping plans to satisfaction of staff
Land use agreement limiting units to 7, holding parking spaces
for veh~cle parking and annual inspection by building depattment.

1. Developer shail-com~ly wi-th. Jill applicable. provisions of City ordinances
concerning payment of fees:or as~essments.

2. Prior to issuance of a- bUild1ng :p~~mit the developer shall submit to the
City Eng1neer a grading plan-showing proposed draInage flow. If a foot
or more grade difterential eX1sts-along property boundaries, a retaining
wall shall be provided. -
3. Sidewalks and curb fronting on" Ocean Ave. shall be repaired or replaced to
the satisfaction of the City Engineer.

4. Provisions shall be made for future underground power and telephone
connections. This shall consist of plastic conduits from power panel or
telephone line hookup to the alley property line.
5. Water and sanitary sewer connections to be ~o the satisfaction of the City
Engineer.

All trenching, backfill and compaction in public right-af-way and utility
easements shall ba-to the sat1sfact1on of the City Engineer.
