RESOLUTION NO. 678
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE APPLICATION
NUMBER V-41-72 FOR AN ADDITIONAL UNIT TO AN
EXISTING NONCONFORMING BUILDING IN THE R-3 ZONE.
NON CONFORMING BY REASON OF LESS THAN REQUIRED
SIDE AND REAR YARDS. (ORDWAY)
WHEREAS, in the matter of V-41-72, the Plann1ng Commiss1on of
the C1ty of Seal Beach does report as follows:
1. Subject case 1n1tiated by Margaret Ordway, 1600 Ocean Avenue,
Seal Beach.
2. Subject property described as Lot 1, Block F, Tract 1, (1600
Ocean Avenue)
3. SUbJect proposal is to add a un1t to an exist1ng non conform-
ing bU11ding 1n the R-3 zone w1th var1ances for:
1. Less than requ1red s1de and rear yards,
2. Park1ng off a street w1th addit10nal curb cut,
3. Parking spaces of less than requ1red w1dth.
WHEREAS, the Planning Comm1SS1on f1nd1ngs are as follows:
1.
The proposed add1t1onal curb cut would remove an on street
parking space.
2. The proposed add1t1on would not observe required setbacks for
new construct1on.
3. By removing and replacing the garage, all rear and inter10r
setbacks would be ma1nta1ned and parking would enter off alley.
NOW THEREFORE, BE IT RESOLVED that the Planning Comm1ssion of
the City of Seal Beach does hereby approve V-41-72 subJect to:
1. Plan ReV1ew on rev1sed plans (F1ndings #3) on September 20, 1972,
2. Comp11ance w1th eng1neer1ng cond1t1ons,
3. Land Use Agreement 11miting un1ts to 2, retaining park1ng for
veh1cle park1ng and annual inspect1on.
