RESOLUTION NO. 677
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING VARIANCE
APPLICATION NUMBER V-40-72 TO PERMIT
CONSTRUCTION OF A DUPLEX WITH TANDEM PARK-
ING IN A R-3 ZONE. (ESPOY)
WHEREAS, in the matter of V-40-72 the Plann1ng Comm1SS1on of
the C1ty of Seal Beach does report as follows:
1. SubJect case initiated by Henry Espoy, 4036 Calle Marlene,
San Clemente.
2. SubJect property descr1bed as Lot 27, Block F, Tract 1 (1623
Seal Way)
3. Subject proposal 1S to construct a duplex in the R-3 zone
w1th tandem park1ng.
WHEREAS, the Planning Comm1SS1on find1ngs are as follows:
1. Tandem parking has been approved on narrow lots 1n this area.
2. All other code requirements have been met.
. NOW THEREFORE, BE IT RESOLVED that the Plann1ng Commiss1on of
the C1ty of Seal Beach does hereby approve V-40-72 with the
follow1ng cond1t1ons,
1. Engineer1ng conditions,
2. Land use agreement 11m1t1nq units to 2, reserv1ng park1nq for
veh1cles and annual inspection.
3. Landscap1ng plans to the satisfact10n of the staff.

a regular meet1ng of the Planning Comm1SS1on of the C1ty of Seal Beach
wh1ch was held on Wednesday, September 6, 1972, and carr1ed by the

ENGINEERING CONDITIONS
FOR
PROPOSED NEW CONSTRUCTION

1. Developer shall comply with all applicable provisions of City ordinances
concern Lng payment of fees or assessments.
2. Prior to issuance of a building permit the developer shall submit to the
City Engineer a grading plan sh~w1ng proposed draLnage flow. If a foot
or more grade dLfferential eXLsts along property boundarLes, a retaining
wall shall be provided.
3: Provisions shall be made for future underground power and telephone
connections. This shall consist of plastLc conduLts from power panel
or telephone line hookup to the alley propelty line.
4. Alley shall be capped and feathered to the satisfaction oi the City Engineer.

easements ~hall be to the satisfactLon of the City Engineer.
8. The developer shall submit to the City Engineer one sepia and one print
showing utility connections, meter locations and pLpe and conduLt runs.
