(ESPOY) I~IEREAS, in the matter of V-38-72, the Planninr Commission of the Citv of Seal Beach does report as follows: 1. Sub1ect case initiated by Henry E~poy, 4036 Calle Marlene, San Cleroente. 2. Sub1ect propertv described as Lot 25, Block F, Tract 1 (1627 Seal Way) 3. Subject proposal is to construct a duplex in the R-3 zone with tandem narking. ~qIEREftS, the Planninr Commission findin~s are as follow~: 1. 2. Seal e- 1. 2. Tandem narking has been approved on narrow lots in this area. All other code requirement~ have been net. NOW THEREFORE, BE IT RESOLVED that the Planninp Commission of the City of Beach does hereby approve V-38-72 with the following conditions: Engineering conditions, Land use agreement limiting units to 2, reserving parkinp for vehicles and annual inspection. 3. Landscaping plans to satisfaction of staff. ADOPTED AND APPROVED this 6th day of September, lQ72. Developer shall comply with-all applicable provisions of City ordinances concern Lng payment of fees or assessments. 2. Prior to issuance of a huildLng permit the developer shall submit to the City Engineer a grading plan showLng proposed draLnage flow. If a foot or more grad~ dLfferential exists along property boundarLes, a retaining wall shall be provLded. 3. Provisions shall be made for future under~round power and telephone connections. This shall consLst of plastLc conduLts from power panel or telephone ILne hookup to the alley property line. 4. The developer shall submit to the City Engineer one sepia and one print showing utility connections, meter locations and pipe and conduit runs. ~ .
