RESOLUTION NO. 673
A RESOLUTION OF THE PLANNING CO~IISSION OF THE CITY
OF SEAL BEACH APPROVING VARIANCE APPLICATION NU}ffiER
V-36-72 FOR ^ 4 illlIT APARTMENT BUILDING WITH VARIANCES
FOR (1) OVER LOT COVERAGE, (2) .25 UNIT OVER DENSITY,
(3) LESS THAN REQUIRED REAR YARD FOR A PORTION OF REAR.

WHEREAS, in the matter of V-36-72~ the Planninp Commission of the City
of Seal Beach does report aa follows:
1. Subject case initiated by Ron Kredell, 1401 Ocean Avenue.
2. Subject ptoperty described ss Lot 18, Block D, Bay City Tract, 1001 Seal
Way.
3. Sub1ect proposal is to construct a 4 unit apartment build~n~ with Variance
for ;9% over lot coverar,e,:.25.enit over density and les~ than required
rear yard setback for a portion of rear.
~~mRE^S, the Planning Commission findin~~ are as follows:
1. City Attorney ruled that this lot i~ le~allv An interior lot becauqe it
abutts a publ~c parking lot with no free access.
2.
.9% over lot covera~e is due to construction method necesqary to provide
open parking.
3. .25 unit over densitv has been approved in the past bv Planning Commission.
4. Oddly sloped lot would constitute hardship.
5. Less than required rear yard was due to nroposed construction method
which prov~ded open accessihle parkin~ spaces.
NOt. THEREFORE, BE IT RESOLVED that the Planninr. Commhsion of the City
of Seal Beach does hereby anprove V-36-72 uith follow:lnr. conditions:
1. En~ineerinp conditions,
2. Comnliance with F~re Department requirements,
3. The Agreement limitin~ units to 4, reserving parking for vehicles and
annual inspections.
